Ahilof 10 sits in Givat Aliyah, the southernmost neighborhood of Jaffa, one block off Kedem Street. Kedem is the spine of the neighborhood, a seafront promenade lined with restaurants and bakeries that carries the shoreline south from Old Jaffa towards Bat Yam. Transit data from Moovit puts the Hassan Arafa/Kedem bus stop two minutes' walk from the street, with Mahrozet as the closest light rail stop.

The Tel Aviv-Yafo building permit, file 20242019, was approved on 29 June 2026 and covers 5 homes over one basement level. At that scale this is a boutique replacement building, sized to the low-rise fabric that still defines Givat Aliyah. Every unit will carry a mamad, the reinforced safe room Israeli law has required in new residential construction since 1992.

Victor Zakak is the developer of record on the permit, registered under company number 054429147. No sales campaign has been published yet, which is normal for a permit approved in June 2026. Works are projected to start around October 2026 once the appeal window closes, with the structure weather tight by mid-2027 and delivery in June 2028. Those dates follow the standard Israeli sequence from permit to delivery and will be replaced as the developer publishes a construction calendar.

Givat Aliyah gives buyers a seafront address inside Tel Aviv-Yafo at the city's low-rise southern edge.
