Seven new homes approved on 16 June 2026 at Ben Yehuda 191A, in the Old North of Tel Aviv-Yafo and about 300 meters from the sea. A TAMA 38 reinforcement and addition scheme by Ben Shalom, a family developer founded in 1969, taking the building to 16 apartments over eight floors. Plans by Milbauer Architects.

Ben Yehuda 191A stands in the Old North of Tel Aviv-Yafo, about 300 meters from the Mediterranean shoreline. The building permit approved on 16 June 2026 adds seven new homes to the existing block, which reaches 16 apartments over eight floors once the works are finished. Orit Milbauer of Milbauer Architects signed the plans, and the approved renderings show a white rendered facade with a continuous run of balconies and a planted roof terrace on the top level.

The developer is Ben Shalom Yehoshua Housing, Construction and Investments Ltd, registrar number 510710288, a family firm founded in 1969 by Yehoshua Ben Shalom and run today by his sons Eli and Itamar. It keeps its construction arm in house, so planning and execution stay under one roof. The 2025 Madad HaHithadshut urban renewal index counts 42 projects in its portfolio across Tel Aviv-Yafo, Herzliya, Ramat HaSharon and Hod HaSharon, ranking it 18th among Tel Aviv developers. Preservation of historic Tel Aviv buildings is a declared specialty alongside TAMA 38 and evacuation and reconstruction work.

The address sits inside a tight walking radius. HaYarkon Street and the seafront promenade are one block west, Metzitzim Beach and the Tel Aviv Port lie a few minutes north, and Yarkon Park opens beyond them. Nordau Boulevard crosses Ben Yehuda two blocks up, and Dizengoff Street runs parallel one block east. The developer also points to kindergartens and schools in the surrounding streets and to light rail access from the neighborhood.

This is a TAMA 38 reinforcement and addition scheme: the existing structure is strengthened to current seismic standards while new floors and apartments are built on top. With the permit granted in June 2026, the indicative schedule places works start in late 2026 and delivery around mid 2028. Prices, apartment sizes and typologies have not been published; the sales line is *3877.
