Seventy apartments in one of two towers of about 40 floors at Derech Yafo 33, on the block between Herzl Street and Park HaMesila. Tel Aviv building permit 20242742 covers this building; its rights come from plan TA/MK/4816, filed as Niva, Gat Rimon, which the local planning committee approved in February 2023. Moshe Tzur Architects designed the scheme, Piero Lissoni the interiors, and YBOX is the developer.

Tel Aviv building permit 20242742 covers 70 apartments at Derech Yafo 33, on the block that runs between Herzl Street and Park HaMesila at the southern end of Nahalat Binyamin. The parcel draws its building rights from municipal plan TA/MK/4816, filed as Niva, Gat Rimon, which the local planning committee approved in February 2023 for a mixed use quarter on the site of former workshops.

The permit drawings show one tower on a wedge-shaped plot. A four-storey urban base meets the street, residential floors sit above it behind slanted side elevations, and the building closes on a setback crown. The curtain wall alternates clear glazing with bronze-toned vertical panels, a column of recessed balconies runs up the centre of the long elevation, and parking occupies several basement levels.

The complex around it holds two towers of about 40 floors, each counted as a four-storey base plus 36 upper storeys, and 130 apartments in total: 70 here and 60 in the second tower, averaging some 80 square metres. Roughly 32,000 square metres of employment space, a hotel and ground-floor commerce fill the rest, keeping the street front active. Moshe Tzur Architects designed the scheme, Piero Lissoni the apartment interiors and Oded Halaf the public areas.

YBOX develops the project. The company is listed on the Tel Aviv Stock Exchange, builds homes, offices and hotels, and keeps managing its buildings after handover. The address puts residents on Park HaMesila, about five minutes from the Nahalat Binyamin pedestrian mall and Florentin, and about ten minutes from Rothschild Boulevard, Neve Tzedek and the Allenby station of the light rail Red Line.
