Sixteen new homes on Yitzhak Lamdan Street in Neot Afeka B, north Tel Aviv. The building permit was approved on 24 May 2026 and delivery is projected for the second quarter of 2028. Renderings show a corner building with a deep balcony on every apartment, pergola shaded terraces on the top floor and a landscaped, recessed ground level.

## Le programme

Sixteen homes are planned at Yitzhak Lamdan Street 11, in the Neot Afeka B neighborhood of north Tel Aviv. The Tel Aviv-Yafo municipality approved building permit 20251608 on 24 May 2026. The plot sits on a corner of a quiet residential street, about 2 km east of Tel Aviv University and a short walk from Gan Yitzhak Lamdan, the neighborhood garden the city's urban improvement division rebuilt with new play equipment, new planting and improved accessibility.

Neot Afeka B occupies one of the calmer corners of north Tel Aviv, laid out north of the Yarkon stream and bounded by Moshe Sneh Road, Bnei Efraim Street and Pinchas Rosen Street, with Avraham Shlonsky Street separating it from Neot Afeka A. The neighborhood is entering a long renewal cycle: the municipal policy document presented in July 2026 sets out roughly 1,700 additional homes, taking the area from about 1,900 units and 5,240 residents today toward some 3,565 units and 10,000 residents, with heights of eight stories on the internal streets and up to 20 at the Moshe Sneh junction (source: Nadlan Center, July 2026).

The renderings show a single boutique building on a corner plot, clad in white and charcoal composite panels. Every apartment opens onto a deep balcony with a glass railing. The top floor carries wide terraces shaded by slatted pergolas and edged with planters, and the residential floors sit above a recessed ground level set back behind landscaped beds and low retaining walls.

The developer of record is Roya Haspakat Mayim Be'er Yaakov Ltd, company number 510046634, registered at Lehi 2 in Bnei Brak and listed in the Israeli business directories under water supply and planning and under real estate project development. With the permit granted in May 2026, the indicative programme runs from a works start in September 2026 to delivery in May 2028. No sales channel has been published for the project so far, and no prices or apartment sizes have been released.
