Twenty seven homes on eight floors above two underground parking levels, on a quiet street 250 metres north of Kikar HaMedina. Yoshpe Group's TAMA 38/2 rebuild at Lipsky 11 received its Tel Aviv building permit on 19 March 2026. Advertised homes run from a 107 sqm 4-room apartment at 6,950,000 ILS to a 169 sqm mini penthouse at 14,800,000 ILS.

## Le programme

Lipsky 11 replaces one ageing residential block with an eight storey boutique building of 27 homes, on a quiet street in the New North of Tel Aviv. The Tel Aviv municipality approved building permit 20242215 on 19 March 2026 under TAMA 38/2, the demolition and reconstruction track of Israel's urban renewal framework. Two underground parking levels sit below the building, giving every apartment its own space and the penthouses two.

The address is about 250 metres north of Kikar HaMedina, the retail circle that anchors this part of the city, and the Biltmore Street dog park is around the corner. Ibn Gabirol and its cafes are an eight minute walk west, Yarkon Park roughly fifteen minutes north, and Tel Aviv Savidor Central station about fifteen minutes east. Rabin Square is a twenty minute walk south.

The mix runs from 3-room garden apartments with safe rooms at ground level through 4-room family layouts to 5-room mini penthouses on the sixth floor and penthouses on the seventh. Two homes are currently advertised: a 107 sqm 4-room apartment at 6,950,000 ILS, and a 169 sqm 5-room mini penthouse at 14,800,000 ILS. Architecture is by My Architects under Mark Topilsky, whose design sets solid mass against wide glazing so the street facades carry daylight deep into the plans.

The developer, Yoshpe Group, was founded in 2013 and is run by brothers Sharon and Oren Yoshpe. The company works almost entirely in urban renewal across Tel Aviv, Ramat Gan, Herzliya and Holon, has around 17 projects at various stages, and has already handed over six rebuilt buildings to residents. Its financial backing comes from strategic partnerships with Carasso Real Estate and Propdo, two public companies controlled by the shareholders of Doral Energy. No occupancy date has been published; on the standard construction cycle that follows a Tel Aviv permit of this size, delivery falls in the first half of 2028.
