Vitkin Perry is building 23 apartments at Nahalat Binyamin 83, five residential floors above a commercial ground floor, 100 m from Rothschild Boulevard and one minute on foot from HaMesila Park. Homes run 2 to 3 rooms across 50 to 90 sqm, each with a sun terrace, topped by two penthouses with jacuzzi terraces. The building permit was approved on 13 April 2026.

## Le programme

Nahalat Binyamin 83 stands at the southern end of Tel Aviv's best known pedestrian street, 100 m from Rothschild Boulevard and one minute on foot from HaMesila Park. The plot carries a 1930s building whose historic owners, a private family, sold it to the developer Vitkin Perry for 41 million shekels in a deal closed in January 2024. In its place rises a boutique residential block of 23 apartments.

The programme places five residential floors above a commercial ground floor of 370 sqm, which includes an 84 sqm gallery level facing the street. Apartments run from 2 to 3 rooms across roughly 50 to 90 sqm, and every one is drawn with a sun terrace. The top floor holds two large penthouses, each with two sun terraces and a jacuzzi, alongside a penthouse studio. The published plan includes no on site parking.

Vitkin Perry has built boutique projects since 2015, when the civil engineers Adi Vitkin and Michal Stern Perry founded the company after training at the Technion. Its portfolio counts 14 projects across Tel Aviv, Ramat Gan, Bat Yam, Rehovot, Givatayim and Ramat HaSharon, with both founders involved at every stage. Design is by Marmelstein Cohen Architects under the architect Adam Cohen, a practice with close to 50 years of work in Tel Aviv and the south of the city, and the interiors are by Roy Shahak Designers.

The building permit was approved on 13 April 2026. On the standard construction cycle that places the start of works in the second half of 2026 and delivery around April 2028. Residents walk to the Allenby station of the Red Line light rail, the Purple Line station at Yehuda HaLevi is planned nearby, and the new bike network links the block to Levinsky Market, Neve Tzedek and a beach ten minutes away by bicycle. Apartments are being marketed at the pre sale stage by Shelsky Real Estate Marketing.
