Vitkin TLV, Old North Tel Aviv

Vitkin TLV stands at Vitkin St 15, a quiet one-way street in the Old North of Tel Aviv, about 300 metres from Hilton Beach and a five minute walk from Independence Park. Ben Yehuda, Dizengoff and Nordau Boulevard frame the block, the cafes and restaurants of the Basel complex sit five minutes east, and the Tel Aviv Port is ten minutes north on foot. The developer sells the position in one line: second line to the sea, in the heart of the Old North.

The project is a TAMA 38/2 rebuild. The existing six apartment block comes down and a new building of 11 apartments goes up in its place, with two apartments per floor and at least three exposures for every home. Published layouts run from 3 room apartments of 59 to 70 sqm with balconies, through 3.5 and 4 room apartments of 87 sqm, up to garden apartments and penthouses. Prices open at 5.45 million ILS.

Specification targets the upper end of the Old North market: floor to ceiling glazing, wide balconies that carry the living space outdoors, a designed main entrance lobby, a quiet MRL electric elevator, robotic parking with charging points for electric cars, a mamad in each apartment and a Shabbat elevator. Belgia Israel, founded in 2010 and building in Tel Aviv urban renewal since 2008, develops the project together with Zeitan Group, which has delivered TAMA 38 projects across Gush Dan since 2007. Ohad Wasserman is the architect.

The building permit was approved on 18 May 2026 and the project is now in pre-sales. Working from the standard sequence for a demolish and rebuild of this size, site works start around September 2026, the structure closes in during 2027 and handover falls in 2028. Dates on the timeline below are derived from the permit approval and will be replaced as the developer publishes its own construction schedule.
