Vormiza 5 brings 18 new apartments to a quiet street in the Old North of Tel Aviv, on a plot that faces Gan Amsterdam. The building permit was approved on 16 March 2026 under the Tama 38/2 track, which clears the existing block of 11 apartments for full demolition and reconstruction. Belgia Israel leads the development together with the Zeitan Group.

The design by Katzur Ronen Architects stacks six residential floors under a setback penthouse level. Every apartment opens onto a deep balcony with a glass balustrade, and the top floor carries planted roof terraces. A white rendered volume with vertical fin detailing faces the street, and the ground level sits back behind planted gardens.

The specification published by the developers covers a designed entrance lobby, an MRL electric elevator selected for quiet operation, and a robotic parking system that raises the car count without a large excavated garage. Belgia Israel has worked in urban renewal since 2008 and has run its development company since 2010; the Zeitan Group, based in Herzliya Pituach, builds the project.

The address sits between Dizengoff Street and Ibn Gabirol Street, six minutes on foot from Nordau Boulevard and about ten from Kikar HaMedina. Gordon Beach is a 15 minute walk west, Yarkon Park lies to the north. On the schedule anchored to the March 2026 permit, works start around July 2026, the shell closes in early 2027 and delivery falls in the first half of 2028.
