Thirteen homes under building permit 20251586, approved on 9 June 2026, on the northern edge of Neve Tzedek. Muhlbauer Architects planned 22-24 Yitzhak Elhanan as two buildings joined by a shared party wall, 22 homes in total, above a commercial ground floor. The two structures previously on the site were demolished in July 2024.

## Le programme

Yitzhak Elhanan 22-24 occupies the northern edge of Neve Tzedek, the neighborhood founded in 1887 as the first Jewish quarter outside the walls of Jaffa and today one of the most sought after addresses in Tel Aviv-Yafo. The plot stands about 250 meters from the southern end of Rothschild Boulevard and roughly 400 meters from Shabazi Street, the low rise commercial spine of old Neve Tzedek. Herzl Street, Allenby Street and the Carmel Market all sit within a ten minute walk.

Muhlbauer Architects published the scheme for the two plots in July 2024: two buildings joined by a shared party wall, 22 homes in total, above a commercial ground floor addressing Yitzhak Elhanan Street. The practice was founded in 1998 by architect Orit Muhlbauer Eyal, has planned more than 10,000 homes, and ranks 35th among Israeli architecture firms in the Dun's 100 listing for 2025. Its portfolio in Neve Tzedek and Jaffa includes the master plan for the neighborhood's north-eastern seams. The renderings for 22-24 were produced by PITOM Architectural Visualization.

This record covers building permit 20251586, approved on 9 June 2026 for 13 homes, alongside its companion permit 20251585 on the same site. The two existing structures were demolished in July 2024 and the plot has stood cleared since. The milestone dates shown here are projected from the permit date on a standard Israeli build program, which places weather tight structure in mid 2027 and delivery around June 2028; the developer has published no delivery date of its own.

The development rights come from the Neve Tzedek north-east seams plan, approved for roughly 520 homes across 38 dunams and published in the official gazette on 11 January 2018. That plan set the block at three stories plus a roof level and added commercial frontage along Yitzhak Elhanan Street, which is what puts retail on the ground floor here. The developing company named on the architects' record is Marom N.Z. Neve Tzedek Ltd, and the permit is held by Dr. Nissan Perminger under registrar number 510104185. No sales office, price list or apartment mix has been published yet.
