Yesod HaMa'ala 46 brings 20 new homes to Neve Sha'anan, one of the fastest-changing districts in southern Tel Aviv-Yafo. The building permit was approved on 9 June 2026, and the project is a boutique development designed by Toam Architecture, sized to fit the neighborhood's fine-grained street grid rather than tower over it.

Neve Sha'anan was founded in 1923 and laid out by architect Yosef Tischler in a street pattern shaped like a nine-branched menorah, with Levinsky Street as its central axis. A century later the quarter sits at the heart of a large urban renewal push: roughly 50 new buildings are planned or under construction nearby, adding more than 3,500 apartments and drawing a younger resident base into the area.

The address puts residents minutes from Levinsky Market, the spice-and-food market that has become one of the city's culinary anchors, and from the cafes and studios of the bordering Florentin neighborhood to the south. Rothschild Boulevard and the Carmel Market both sit within a short walk or bike ride to the north.

With the permit secured, works are scheduled to start in late 2026 and reach delivery in 2028. Buyers looking for an early position in central Tel Aviv's regeneration corridor can register interest ahead of the sales launch.
