Ninety new homes in Nachalat Yitzhak's renewal
Arvei Nahal 12 brings 90 new homes to Nachalat Yitzhak, the compact eastern Tel Aviv neighborhood set between the Ayalon Highway and Givatayim. The project replaces two aging five-story buildings with a pair of residential towers of 9.5 and 10.5 stories, rising above three basement levels. Its building permit was approved in March 2026.
The redevelopment is a pinui binui scheme, rehousing existing residents and rebuilding the plot at far higher density. Architecture is by Mester-Gal Architects, whose design carries dual street frontage, addressing both Arvei Nahal and Peat HaShulchan. Three basement levels hold resident parking, secured after a district appeals committee overruled the municipality's attempt to bar on-site parking at Arvei Nahal.
Nachalat Yitzhak is among Tel Aviv's fastest-changing neighborhoods, with most blocks set to renew to roughly ten stories. Residents reach the Azrieli Center and the Tel Aviv HaShalom railway station within a short trip, cross the Ayalon on the Emek Brakha pedestrian bridge, and will link to Metro Lines 1 and 2 at a planned interchange.
Construction follows the March 2026 permit, with delivery targeted for 2028. The result is a boutique tower group of 90 homes in a neighborhood the city is rebuilding street by street.
