The project
Al-Zaytuna Street, Beit Hanina, Jerusalem
Local outline plan 101-1318849 brings a 3,523 sq m site on lane 10 of Al-Zaytuna Street, in Beit Hanina in northern Jerusalem, to 19 homes. The plan was approved in July 2026 and published for validity on 23 July 2026. It covers block 30612, parcel 142 in full and parts of parcels 141 and 444, on the western side of the Ramallah road. The state approved before this plan allowed 10 homes on the land; the plan adds 9 more for a total of 19, adds 2,140 sq m of residential floor area and raises the public buildings allocation from 1,000 sq m to 2,380.8 sq m.
The plan rezones the residential land from residential 1 special to residential B, widens a footpath, and sets new building lines, maximum heights, a maximum number of homes and a phasing schedule. Its approved building appendix places four residential buildings side by side along the northern edge of the plot, framed by planted gardens, with a row of surface parking along the internal access lane to their south. A separate plot for a public building sits at the southwest corner, next to the road entrance.
The elevations show the four buildings stepping with the slope at between four and six floors, with flat roofs carrying stair and service structures and punched windows on a regular grid. Jerusalem bylaws require stone facing on building exteriors, and every elevation is drawn with hatched cladding. Beit Hanina lies about 7 km north of the Old City, and Route 60, the Ramallah road that carries the Red Line of the Jerusalem Light Rail, runs about 500 m east of the site.
The project is at the planning stage: the rights are in force since 23 July 2026 and no construction has started. The milestones below are calculated from that date on the standard Israeli sequence, which places the appeal window closing in October 2026, works starting in November 2026, weather tight cover in July 2027 and handover in July 2028. No developer has published a sales site, a price list or an apartment mix for this plot yet, and sizes, typologies and prices will be added here once they are released.
