The project

Al-Baniyas Street, Beit Hanina, Jerusalem

Local outline plan 101-1373471 was approved on 14 June 2026 and published for validity on 17 June 2026. It brings two adjoining plots in Beit Hanina, in the north of Jerusalem, to 21 homes, and covers 1,227 sq m on block 30605, parcels 126 and 130, off Al-Baniyas Street. The plan changes the land use from residential 1 special to residential B, raises an existing building with extra floors and allows a new building beside it.

The approved building appendix was drawn by Arrow Architects of Jerusalem and carries the date 4 February 2026. It sets the new building on plot 1 at a ground floor plus five upper floors, 15.60 m above the entrance datum, over a parking level, and its table lists 12 homes with 17 private car spaces at the 1:1.33 parking standard. The building on plot 2 reaches a ground floor plus four upper floors at 12.48 m, with nine homes in its table, four of them already built. The elevations show stone clad facades, punched windows on a regular grid and recessed balconies on the upper floors, on ground that falls toward the road along the eastern boundary.

Beit Hanina lies about 8 km north of the city centre at roughly 760 m above sea level, and the neighbourhood counted around 27,000 residents in the 2007 figures published for it. Route 60, the Ramallah road, runs along its eastern side and carries the Red Line of the Jerusalem Light Rail, whose northern section reaches Neve Yaakov. The area is served by a Clalit health clinic, the Rosary Sisters and De La Salle schools, a branch of Al-Quds University and the College of Da'wa and Religious Principles, and it holds the Sultan Ibrahim ibn Adham Mosque, built in 1239.

The project is at the planning stage. The rights have been in force since 17 June 2026 and no construction has started on either plot. The milestones below are calculated from that date on the standard Israeli sequence, which places the appeal window closing in September 2026, works starting in October 2026, weather tight cover in mid 2027 and handover in June 2028. No developer has published a sales site, a price list or an apartment mix for these plots, and the planning file names Arrow Architects as the office behind the drawings. Unit sizes, typologies and prices will be added here once they are published.
