The project

Beit Hanina, plan 101-1392984, Jerusalem

Plan 101-1392984, approved by the Jerusalem planning authorities on 16 June 2026, increases the building rights on a residential plot in Beit Hanina and sets the programme at 15 homes. Beit Hanina lies on the northern edge of Jerusalem, about 7 km north of the Old City, on the western side of Route 60, the Ramallah road that carries the Red Line of the Jerusalem Light Rail about 450 m east of the site.

The plan's building appendix, drawn at 1:250, describes a single residential building on a sloping plot. The entrance floor sits at 0.00, five upper floors rise in steps of 3.28 m to +16.40, and three lower levels step down the hillside to minus 8.40, so the building reads as six storeys from the upper street side and more from below. The appendix includes all four elevations and two sections, and the entrance floor plan shows planted garden areas around the building.

Jerusalem bylaws require stone facing on building exteriors, and the elevations are drawn as line work with regular window openings and a stepped top floor. The neighbourhood offers established schools, shops and clinics along the Ramallah road, with Neve Yaakov, Pisgat Ze'ev and Ramot all within about 3 km.

The project is at the planning stage. The milestones below are calculated from the 16 June 2026 approval on the standard Israeli sequence, which places the appeal window closing in September 2026, works starting in October 2026, weather tight cover in June 2027 and handover in June 2028. No developer has published a sales site, a price list or an apartment mix for this plot yet; sizes, typologies and prices will be added here once they are released.
