The project
Eliezerov 1, Jerusalem
Eliezerov Street 1 stands in Ezrat Torah, a Haredi neighborhood in northern Jerusalem, and the Jerusalem District Committee approved local outline plan 101-1106871 for the address on 3 May 2026. The plan legalises commercial floor space at street level and adds one floor to the existing building, carrying two new apartments. Israel's national planning record lists 18 housing units on the plot before the plan and 20 after it, and the validity notice was published on 16 June 2026.
The approved building annex, drawn at 1:100 and signed on 10 September 2025, shows how the block will read from the street. Eliezerov Street slopes across the frontage, so the commercial base steps down with it and opens in a row of shopfronts. Five residential floors sit above that base, each with punched windows on the central bay and railed balconies on the flanking bays. The added floor is drawn in green at the top of the elevation, under a recessed roof structure holding the stair and lift head.
The plot is registered on gush 30105, parcels 12, 14, 53, 95 and 117. The plan is subordinate to plan 5022, in force since 22 March 1996, and amends plan 5166/B, in force since 27 January 2010. It cleared the threshold check on 2 July 2024, went to deposit by committee decision on 29 September 2024, was published for deposit in Reshumot on 21 September 2025 and reached its approval decision on 3 May 2026.
Ezrat Torah borders Shikun Chabad, Givat Moshe, Kiryat Sanz, Sanhedria, Upper Romema and Tel Arza, and the address sits inside that dense grid of apartment blocks and study halls. Bar Ilan Street carries the district's buses, and Ammunition Hill light rail station is 1.1 km away. The timeline below is calculated from the 16 June 2026 approval date on the standard Israeli sequence, which places works start in late 2026 and handover in mid 2028. No developer, sales channel, price list or apartment mix has been published for this address, which is usual while a densification plan is still moving from approval to permit.
