Hantke 18, Jerusalem

Plan 101-0988865 received statutory approval on 5 May 2024 for a new residential building at Hantke Street 18, in the Kiryat HaYovel neighborhood of west Jerusalem. The site is a 558 square metre parcel, registered as block 30408 parcel 24, holding a single house built under a permit issued in March 1964. The approved plan clears that house for demolition and rezones the parcel from Residential 5 to Residential D.

The approved envelope reaches 10 floors above the entrance level, with four further residential floors set below street level, above the parking and storage levels cut into the slope. The entrance level itself is given over to a commercial frontage of 277 square metres facing Hantke Street. In total the plan allocates 2,772 square metres of residential floor area and 130 square metres for public use.

The planning file states an apartment mix built for a range of buyers: students, couples, single residents and families. Height on this section of Hantke Street follows the 2019 municipal policy for building along the light rail corridor that the parcel sits on, and the Jerusalem district committee approved the plan under that policy after depositing it on 3 January 2022.

Kiryat HaYovel places the project between the Mount Herzl and Yad Vashem complex to the north and the Ein Kerem valley to the west. Hadassah Ein Kerem Medical Center, the Malha commercial district and the Jerusalem Biblical Zoo are all within a short drive, and the Stern Street shopping strip serves the neighborhood day to day.
