The project
Ten homes on the Givat Shaul light rail axis
Beit Shimon is a new residential building approved for Kanfei Nesharim 18, in the Givat Shaul quarter of western Jerusalem. Jerusalem plan 101-1233725, approved on 16 June 2026, covers 48 homes above commercial space at street level, up from the 10 already approved on the plot. The renderings filed with the plan show a stone clad building of ten residential floors, a continuous line of glazed balconies on the street facade, and a set back upper level opening onto roof terraces.
The address sits on the axis Jerusalem is rebuilding. Kanfei Nesharim carries the Green Line of the light rail, whose Givat Shaul section is scheduled to open during 2027, and the street is being redrawn as an urban boulevard with retail frontage, cycle lanes and wide sidewalks. Municipal plans approved through 2026 add close to 30 residential and employment towers of 18 to 30 floors in Givat Shaul, among them roughly 960 apartments on the former Angel bakery compound further along the same street.
Herzl Boulevard and the Red Line light rail are about 400 metres east of the plot. Shaare Zedek Medical Center is 1.2 km south, and Yitzhak Navon railway station with the Binyanei HaUma convention centre is 1.2 km east. The Givat Shaul employment zone, one of the largest concentrations of offices and workshops in the city, starts at the building's door, and Mount Herzl and Yad Vashem both sit within 2 km.
At ten residential floors the building stays well below the scale of its street, where approved plans reach 35 floors. The milestones shown here are modelled on the permit date of 16 June 2026: appeals cleared in September 2026, works starting in October 2026, a weather tight structure by mid 2027 and delivery in June 2028. No sales channel has been published for the project yet, so the municipal planning record remains the only public source on it.
