The project
Maaneh Simcha 32-38, Jerusalem
Jerusalem approved plan 101-1244664 on 16 June 2026, adding eight homes above the four entrances at 32, 34, 36 and 38 Maaneh Simcha Street in Romema. The permit drawings, signed on 25 May 2026 by the architect Uriya Shohat of Moshav Aminadav, raise an existing residential block with new upper floors and a recessed roof volume set back over each stairwell. The project stands at the planning stage: the permit is in hand and construction has not started.
Romema occupies the highest hill in Jerusalem, at the main entrance to the city off the Tel Aviv highway, and counts about 35,000 residents, a large majority of them haredi, according to the Jerusalem Post. The address sits 190 m from Kiryat Mattersdorf and 315 m from Panim Meirot Street, inside the dense religious quarter north of the entrance corridor. The city's transport hub is within walking distance: the Chords Bridge at 780 m, Jerusalem Central Bus Station at 840 m, and the Yitzhak Navon station on the high speed line to Tel Aviv at 920 m. The Great Synagogue of Belz stands 850 m away and Binyanei HaUma, the international convention centre, 1.1 km.
The western elevation on the permit sheet runs balconies across all four entrances, on the existing floors and on the added ones alike, with the new work drawn against a block that steps down the slope. The site plan keeps parking on the plot and marks trees for retention. The addition is filed over Jerusalem town plan 5803, which already carried part of the building rights this permit consolidates.
The milestones below are calculated from the approval date of 16 June 2026 on the standard Israeli sequence: the appeal window closes around September 2026, works start around October 2026, the structure reaches weather tight cover in mid 2027, finishing works run through early 2028, and handover falls in June 2028. No sales site, price list or apartment mix has been published for this address, which is the usual picture at this point in the cycle, because an Israeli permit is commonly approved months before a developer opens sales. Unit sizes and prices will be added here as they are released.
