The project
Eight homes above the Nahal Tzofim valley, on the northern edge of Ramat Eshkol.
Ramat HaGolan 7 is a demolition and reconstruction project on the northern edge of Ramat Eshkol, Jerusalem. Plan 101-1367325 was approved on 24 June 2026 by the local planning authority and covers the removal of the existing building on gush 30245, helka 178, and the construction of a new residential building of 34 homes in its place, against the 8 held by the block being cleared. The permit drawings are dated 4 December 2025 and carry the signature for approval.
Architect Esti Elefant drew the new building around a curved street corner. The approved plans show an entrance level at street grade, nine residential floors above it and a roof level, served by three basement parking levels that a ramp reaches from Ramat HaGolan Street. Balconies run along the curve on every residential floor, accessible parking bays sit on each basement level, and the perspective printed on the permit sheet shows a light stone facade above a lit ground floor.
Ramat HaGolan Street forms the northern boundary of Ramat Eshkol and looks north over the Nahal Tzofim valley. It was built in the first build your own home scheme Jerusalem ran after 1967, together with the adjacent Givat HaMivtar, and it kept the low stone apartment blocks and mature planting of that period. Ammunition Hill station on the light rail red line is about ten minutes on foot to the south, Levi Eshkol Boulevard carries traffic to the city center, and the Ramat Eshkol commercial center on Paran Street covers daily shopping.
The permit was filed by Eshkol Ramat HaGolan 7 Ltd, a private Jerusalem company registered on 8 May 2024 under registrar number 516979911 and dedicated to this plot. Sales have not opened and no price list has been published. Jerusalem housing prices rose 4.2 percent year on year in the Central Bureau of Statistics index published in May 2026, while Tel Aviv fell 3.5 percent over the same period. The milestones shown here follow the standard construction schedule counted from the permit date, which places the start of works in late 2026 and delivery in 2028.
