Umm Tuba, Plan 101-1155449 brings **13 new homes** and street-level commercial space to Umm Tuba, a hillside neighborhood in south-east Jerusalem. The Jerusalem planning authorities approved the plan on 9 July 2026. Its official title covers new residential and commercial buildings together with a realignment of the road that serves the site.

The building appendix filed with the plan lays the project out across two plots. Homes occupy the upper floors and shops take the street-level floor, while the sections show the buildings stepping down a sloping site with lower levels set into the hill.

Umm Tuba lies between **Sur Baher**, about 1 km to the north, and **Har Homa**, about 1.3 km to the south. Kibbutz Ramat Rachel is about 1 km to the west, and the Talpiot industrial and retail area is about 2 km to the north-west.

No developer has opened sales or published a marketing name for the project yet. Counted from the July 2026 approval on a standard schedule, works would start in November 2026 and the homes would be delivered in July 2028; these dates are projections that will give way to the developer's own schedule once sales open.
