Alexander Yanai 4, Tel Aviv-Yafo

Alexander Yanai 4 is the larger of the two boutique buildings Eco City is rebuilding at numbers 4 and 6 of a quiet residential street in the Old North of Tel Aviv. The Tel Aviv municipality approved building permit 20242158 for 19 homes on this plot on 26 March 2026. CitySquare lists the scheme as TAMA 38/1, the demolition and reconstruction track of Israel's national seismic programme, so the existing block comes down and a new six floor building rises in its place, built to current seismic and protected room standards. Together with number 6, the pair adds 37 homes to the street.

Eco City markets the two buildings as a duo of six floors each, with 3 and 4 room apartments and penthouses. The home published for number 4 is the sixth floor penthouse, apartment 18 plus 19, with 5 rooms across 218 sqm, 37 sqm of terraces and no neighbours on its floor. The project renderings show balconies on every residential level, pergolas shading the top floor terraces, planted frontage along the pavement and parking under the building.

Eco City S.L. Development and Construction Ltd, registrar number 514290550, is both developer and builder. Eli Bar and the architect Dodo Reshef founded the company in 2008 and run it as joint chief executives; it employs more than 80 people and keeps initiation, planning, licensing, marketing, sales, financing and execution in house. The company site counts 50 projects in planning, 14 under construction and 30 completed buildings. Poalim Equity, the investment arm of Bank Hapoalim, is a strategic partner, and the Reality fund took control in 2025 by acquiring 75 percent of the shares. Dodo Reshef planned Alexander Yanai 4 and 6, with Ilan Ben David as structural engineer.

The address sits in the northern part of the Old North, about eight minutes on foot from Yarkon Park and two minutes from the shops and bus corridor of Ibn Gabirol Street. The Basel Street cafe quarter is six minutes to the south, Tel Aviv Port and Metzitzim Beach twelve to fifteen minutes to the west. Eco City lists occupancy for 2028, and with the permit granted in March 2026 the site is set to move into construction during the second half of that year.
