Bar Kochba 21 is a 13 apartment residential building planned on Bar Kochba Street in Tel Aviv-Yafo. Madlan places the address in the south-eastern part of the Old North. The Tel Aviv-Yafo municipality approved the project's building permit, file 20260770, on 2 August 2026 for five floors above a basement level. Dizengoff Center lies about 250 metres from the plot, and Dizengoff Square is a four minute walk away.

The renderings filed in the permit archive show a compact block with a balcony on every residential floor and planted terraces on the roof. One version clads the facade in light textured render with horizontal sliding shutters. A second frames the glazing in dark bands and shades the top-floor terraces with timber pergolas. At street level, a glazed lobby opens onto Bar Kochba Street.

Madlan describes Bar Kochba as a quiet, mainly residential street. Stations of the Green and Purple light rail lines are under construction within walking distance, and the same source expects them to open in 2028. Frishman Beach is about ten minutes away on foot and Meir Garden about five.

The applicant is Bar Kochba 21, Tel Aviv Ltd (company number 516139698), a private company incorporated on 14 January 2020 according to its Israeli companies registry listing. With the permit issued in August 2026, the indicative schedule places the start of works in December 2026 and delivery in August 2028. The developer has not yet published prices or sales channels.
