Be'eri 11, Tel Aviv-Yafo

Be'eri 11 is a 25 apartment residential building on Be'eri Street, a quiet, tree-lined street in the southern section of Tel Aviv's New North (HaTzafon HaHadash). The developer, Boulevard, places it near the renewed Kikar HaMedina, between the city's courts and Tel Aviv Sourasky Medical Center (Ichilov). The project follows TAMA 38, Israel's national outline plan for replacing older buildings with new earthquake-resistant ones: the existing building on the plot will be demolished and a new building will go up in its place.

Rabin Architects, the practice Omer Rabin founded in 2018, designed a seven floor building with a light facade. Deep balconies run across the street front, and the upper levels step back into planted terraces. At ground level, a landscaped front garden leads to the entrance. Neuman Hayner is responsible for the interior design, from the lobby to the apartment layouts, while Aflalo Projects manages the project.

The apartment mix changes from floor to floor. On the ground floor, 2 and 3 room garden apartments open onto private gardens. Bright 3 room apartments start on the first floor, and larger 4 room apartments occupy the fifth and sixth floors. A 4 room mini penthouse with three exposures sits on the sixth floor, and a 5 room penthouse crowns the seventh. Every unit includes a mamad (a reinforced safe room) and parking. The upper apartments add a balcony and a storage room, and the mini penthouse and penthouse each come with two underground parking spaces.

The Tel Aviv-Yafo municipality approved the building permit on 8 September 2026 (municipal file 20241806). On a standard schedule, works would start in early 2027 with delivery around September 2028; Boulevard has not yet announced a delivery date.
