Ben Yehuda 15, Tel Aviv-Yafo

Ben Yehuda 15 brings 21 new homes to one of Tel Aviv's best known streets, a few minutes on foot from Jerusalem Beach and the Allenby junction. Tel Aviv-Yafo approved the building permit on 14 September 2026. Madlan places the address in the western part of Lev Tel Aviv, the historic city centre, where Ben Yehuda runs parallel to the seafront promenade.

The architect's rendering filed with the permit shows a slim white building rising above a ground floor that opens onto Ben Yehuda Street. Every residential floor has a balcony on the street front, and a second stack of balconies runs up the side elevation. The top floor steps back behind a wood-decked roof terrace shaded by a pergola. A planted garden path follows the side of the plot.

The applicant is Simple BaShdera Ltd (company number 514786672), registered in Tel Aviv in June 2012. In 2013 the company marketed a project of the same name at 19 Sderot Yerushalayim in Ramat Gan, built under **TAMA 38** (Israel's national plan that grants extra floors in exchange for reinforcing older buildings against earthquakes). Bizportal listed it in August 2013 among the least expensive new apartments in the Tel Aviv metropolitan area.

The indicative schedule, counted from the permit date, places the start of works in early 2027 and delivery in the second half of 2028; the developer has not yet announced firm dates. Recent resales give a price reference: according to Madlan, a 71 m² three-room apartment on Rashi Street, built in 2019, sold for 5.62 million shekels in June 2026, about 79,000 shekels per square metre. Madlan also reports a Purple Line light rail station under construction within walking distance.
