Biltmore 16, Tel Aviv-Yafo

Biltmore 16 stands on the corner of Biltmore Street and Kahanshtam Street, in the New North of Tel Aviv, a three minute walk from Kikar HaMedina. Yaaz Urban Renewal is demolishing the 12 unit building that occupies the plot today and building a new eight storey block of 22 apartments in its place. Alon Ben Nun Architects designed the building, and the Tel Aviv-Yafo municipality approved its building permit (request 20241785) on 25 August 2026.

The developer's project page lists apartments from 2 to 5 rooms. On the ground floor, a 2 room apartment of 59 sqm opens onto 31.5 sqm of outdoor space and a 3 room apartment of 85 sqm onto 89 sqm. The first floor holds three 5 room apartments of 134.5 to 135.5 sqm with balconies of 14 to 17 sqm. The two top floors carry 4 and 5 room apartments of 128.5 to 165 sqm, whose outdoor areas reach 48 to 95 sqm. The rendering shows a white facade with grey textured panels, deep balconies and planted pergola terraces on the setback upper floors.

Biltmore Street is a quiet residential street between Kikar HaMedina and the cafes of Ibn Gabirol Street. Yaaz is building two more projects on the same street, at numbers 8 and 13. Yarkon Park and the Savidor Center railway station are about 15 minutes away on foot, and Rabin Square about 20.

Yaaz Urban Renewal belongs to the Yaaz group, whose construction company has been building in Israel for more than 50 years. The group founded its urban renewal company in 2014 and counts about 100 urban renewal projects in Tel Aviv. On the standard schedule counted from the permit date, works would start at the end of 2026 and delivery would follow around August 2028; the developer has not published a delivery date.
