Binyamin Mintz 3, Tel Aviv-Yafo

Binyamin Mintz 3 is a **TAMA 38/2** project, the track of Israel's national earthquake retrofit plan that allows owners to demolish an older building and rebuild it to current seismic and shelter standards. The plot lies in **Hadar Yosef**, a residential neighborhood in north east Tel Aviv-Yafo close to Yarkon Park. Tel Aviv-Yafo municipality approved the building permit on 13 July 2026 for 29 new homes and 23 underground parking spaces.

The building on the plot today is four storeys high and has 15 apartment owners, according to a February 2026 report in the local paper Magdilim. Shalom Et Natan plans a seven storey building in its place, which almost doubles the number of homes to 29. The developer announces 4.5 room apartments, generous garden apartments and penthouses. The rendering filed with the permit shows balconies across every residential floor, roof terraces shaded by pergolas and a glazed lobby on columns set behind a planted front garden.

Shalom Et Natan has developed and built residential, public and commercial buildings in Israel since 1989 and holds an unlimited classification with the Registrar of Contractors. Its renewal work in Hadar Yosef started on 1 February 2026, when the company demolished a four storey building of 12 apartments at Mintz 14, directly opposite, to build 28 new homes. In nearby Ramat Aviv the company has three projects in construction and marketing, on Frankel 2 to 6, HaSavoraim 9 and Yehuda HaNasi 33.

The project is at the planning stage. The developer has not yet published a construction start or a delivery date; on the typical schedule for a building of this size, delivery comes about two years after the permit, around mid 2028.
