Dizengoff 127, Tel Aviv-Yafo

Dizengoff 127 is a **TAMA 38** urban renewal of a residential building on Dizengoff Street in central Tel Aviv, five minutes on foot north of Dizengoff Square. TAMA 38 is Israel's national outline plan for strengthening older buildings against earthquakes, and it allows new floors to be added in return for the structural work. The building permit, approved on 25 August 2026, covers 7 homes and one basement level.

The existing building went up in the middle of the last century as a three storey residential block. The programme published by Hovevei Zion Group strengthens the structure against earthquakes, adds an automated underground parking system and an external elevator with a stop at every floor. The electricity, communications, water, gas and air conditioning networks are renewed and a solar system is installed. New floors rise on the roof of the existing structure. Every existing apartment is renovated inside.

The renderings published for the project show a plastered facade in warm sand tones, deep balconies with slim metal railings, timber toned roller shutters on every floor and a glazed ground floor lobby behind planters. On the roof, a terrace under a slatted pergola holds a long pool lined with olive trees and lavender. Architect Itai Kahan signs the planning, the permit and the interior design; engineer Eran Shiller designs the structure.

Hovevei Zion Group reports more than 15 years in residential real estate focused on urban renewal: TAMA 38 additions, demolish and rebuild schemes and listed buildings in Tel Aviv, among them HaMelitz 7, Ruppin 1 and Ben Yehuda 198. Measured from the August 2026 permit, the indicative schedule places the start of works at the turn of 2027 and delivery in the second half of 2028.
