Ten homes on a quiet side street, one block from Ibn Gvirol
HaElkoshi 5 is a ten home residential building in the southeastern corner of Tel Aviv's Old North, on a short street that runs only eight house numbers between Chen Boulevard and Ibn Gvirol. The Tel Aviv building permit was approved on 23 March 2026. The address keeps a quiet low rise frontage while the district's main commercial spine sits one block east.
The approved design is a boutique block of six storeys over a glazed ground floor lobby. Every residential level carries a full width recessed balcony, framed by vertical louvre screens and opening off floor to ceiling glazing, and the top level is set back under a pergola so the uppermost home gains a sheltered roof terrace. Planted beds wrap a raised entrance terrace at street level, and the facade is finished in a light textured render.
One block east, the Ibn Gvirol renewal plan is rewriting the corridor. Prepared by Dani Lazer Architects and given validity by the Tel Aviv District Planning Committee on 30 May 2023, it covers roughly 198 dunams along both sides of the street and adds 2,500 homes, active commercial frontage at ground level, employment floors above the shops, a three metre sidewalk widening north of Nordau Boulevard and a rebuilt Kastel Square at the Pinkas and Nordau junction. Habima Square and the Charles Bronfman Auditorium lie 6 minutes south on foot, Rabin Square and City Hall 8 minutes north.
The permit is held by Yael Unger, registrar number 007511652. The milestone schedule published here is indicative and anchored on the permit date: works start in July 2026, the structure reaches weather tight in March 2027, and delivery falls in March 2028. No sales prices or apartment typologies have been published for the project yet.
