The project

Eight storeys of new homes on Yarkon Park in Bavli

HaKnesset HaGdola 11 replaces an older building in Bavli with an eight-storey building of 28 apartments, a demolition and rebuild project by Ben Shalom Development and Construction. The Tel Aviv-Yafo municipality approved the building permit on 13 July 2026. Bavli lies in north Tel Aviv, bounded by Yarkon Park to the north and the Ayalon Highway to the east, and the developer places this plot on the park itself, with schools and kindergartens close by and a walking path through the park towards Reading and the sea.

Moshlin Simon Architects designed the building. The renderings filed with the permit show a white and grey facade with full-height glazing and a deep balcony with glass railings along each upper floor. The top floor steps back behind a planted terrace shaded by pergolas, and a landscaped garden fronts the street.

The developer's apartment table lists homes from 70 to 166 square metres. On the ground floor, three garden apartments of 3 and 4 rooms come with private gardens of 23 to 128 square metres. The upper floors hold 3 to 5 room apartments with 14 square metre balconies and, on the sixth floor, a 5 room home of 166 square metres with a 62 square metre balcony. The seventh floor carries a 5 room duplex and a 4 room apartment of 157 square metres, each with 75 square metres of outdoor space, plus a 3 room apartment of 134 square metres with a 33.6 square metre balcony and a 63 square metre roof terrace.

Yehoshua Ben Shalom founded the company in 1970. According to its Dun's 100 profile, Ben Shalom has completed dozens of urban renewal projects in Tel Aviv, from TAMA 38 reinforcement schemes (Israel's national plan for strengthening older buildings) to full demolition and rebuild, and has about 40 more in planning or construction. Counted from the permit date on the standard schedule, works would start around November 2026 and keys would be handed over around July 2028. The developer has not yet published prices or a delivery date.
