The project

228 new homes in Tel Aviv's Yad Eliyahu.

HaMa'apilim Boulevard 34 is a 228-home residential development in Yad Eliyahu, eastern Tel Aviv. The Tel Aviv-Yafo municipality approved its building permit on 19 April 2026, clearing the way for one of the larger new-build schemes on the boulevard. At this scale the project replaces aging low-rise stock with a dense, contemporary residential block, in line with the neighborhood's ongoing regeneration.

Yad Eliyahu was laid out between 1929 and 1950 and today houses roughly 19,000 residents. Over the past decade it has become one of Tel Aviv's most active urban-renewal districts, with pinui-binui schemes replacing three-storey walk-ups with mid-rise buildings and towers. La Guardia Street is being rebuilt as the district's main commercial spine, with wide sidewalks and bicycle paths, while Galit Park and the Menora Mivtachim Arena anchor the neighborhood's civic and sporting life.

Construction follows the permit approval, with works expected to begin in 2026 and delivery projected for 2028. The 228 homes will add substantial new supply to a district where demand has climbed as buyers priced out of central Tel Aviv look east.

The location connects quickly to the rest of the metropolis. Menachem Begin Road and the Ayalon Highway (Route 20) sit within easy reach, and HaShalom railway station links the area to the national rail network and the Azrieli business district to the north.
