The project

Urban renewal in Bavli, beside Yarkon Park

HaMishna 7 is one of two new seven-storey residential buildings that Yuvalim Group, Links and Sila Engineering are developing on HaMishna Street in Bavli, a quiet residential district of north Tel Aviv that borders Yarkon Park. The building permit for this address, approved on 24 September 2026, covers 25 homes. Together with its twin at HaMishna 9, the scheme delivers 50 new apartments on a site where three older buildings hold 22 today.

The project is an urban renewal scheme: the three existing buildings at HaMishna 7 to 11 will be demolished and replaced. Zeit Lev Architects drew the plans, and Sila Engineering is expected to carry out the construction, according to a Merkaz HaNadlan report of 30 September 2026. The renderings show pale stone-toned cladding on the upper floors over white rendered walls, deep balconies on every residential floor and a street front planted with trees and flower beds.

Yuvalim holds 50 percent of the project, and Links and Sila share the remaining 50 percent. Founded in 2000 and owned and managed by Itzik Baruch, Yuvalim Group reports about 3,867 completed homes and some 162,000 square metres of retail space. Sila Engineering was founded in 2018 and builds homes in Tel Aviv's high-demand districts, with projects on Yona HaNavi and HaYarkon streets.

Early sales of the 28 developer apartments across both buildings opened in late September 2026. The developers expect to send evacuation notices to the current owners in about a year, and construction starts once the buildings are vacated. Bavli is a short walk from Yarkon Park and the shops of Yehuda HaMaccabi Street. Namir Road and the Ayalon Highway connect the district to the rest of the city.
