The project
25 new homes beside Yarkon Park in Bavli
HaMishna 9 adds 25 new homes to Bavli, the quiet residential neighbourhood of north Tel Aviv that runs down to the southern bank of Yarkon Park. The municipality approved the building permit (file 20240375) on 24 September 2026. The address sits on one of the streets named after the Talmud and rabbinic literature, a few minutes on foot from the park promenade and from the shops of Yehuda HaMaccabi Street.
The building belongs to an urban renewal scheme covering HaMishna 7, 9 and 11. According to Nadlan Center, which reported the permit on 30 September 2026, three existing buildings holding 22 apartments will be demolished and two new buildings of seven storeys each will rise in their place, with 50 homes between them. HaMishna 9 is one of those two buildings; its neighbour at HaMishna 7 carries the other 25.
Yuvalim Group, founded in 2000 by Itzik Baruch, holds half of the project and has promoted it since 2019. Links and Sila Engineering joined the project in 2025 and hold the other half. Sila Engineering, founded in 2018, is expected to build it, while Zait Lev Architects, a Tel Aviv practice that lists urban renewal among its specialties, designed the scheme. The rendering shows deep balconies on every residential floor, stone-toned cladding on the upper levels and a ground floor opening onto planted beds along the street.
The developer's 28 apartments for sale, spread across the two buildings, went on early sale in September 2026. Evacuation notices to the current owners are expected about a year after the permit. Construction starts once the existing buildings are cleared.
