The project

Hotel-grade luxury and services in residences on the Tel Aviv shoreline

Assembly Tel Aviv stands at HaYarkon 33 to 37, on the corner of Geula and Rabbi Kook streets, in the first row of buildings facing the Mediterranean. Building permit 20241936, approved on 10 August 2026, covers a 20-storey tower with 67 homes on a plot governed by city plan TA/3690, which Tel Aviv approved in July 2021 for a hotel and residential tower on HaYarkon. Jerusalem Beach and the promenade are a few minutes away on foot, with Allenby Street, Carmel Market and the Yemenite Quarter just inland.

The tower combines a hotel with private homes. Nadlan Center reported in July 2025 that the ten floors above the retail level hold a five-star hotel of 230 suites, some with private pools, while the 67 residences start on the 10th floor and fill the upper part of the tower. A seventh-floor rooftop looks out over the sea and Old Jaffa and holds a half-Olympic pool, a lounge and a cocktail bar. The project's marketing site lists an outdoor pool, a fully equipped gym, a spa, a lounge and a signature chef restaurant among its hotel services. A single penthouse of about 600 m² crowns the building with a 360 degree view of the coast.

ORC LAND develops the tower through its project company ICR Ram HaYarkon Ltd. Raz Oded, the group's chairman and CEO, controls ORC LAND with 80%, and Bank Hapoalim holds the other 20%. The group reports more than 50 residential projects totalling about 16,000 homes, plus 19 income-producing properties across Israel. Moshe Tzur Architects designed the tower, Electra Construction is the building contractor and Bank Hapoalim provides the bank financing.

Marketing opened in July 2025 at about 140,000 shekels per square metre, and the penthouse was offered from 110 million shekels. Demolition of the old buildings on the plot started in September 2025 under an earlier excavation and shoring permit. ORC LAND has not published a delivery date; on the usual schedule after a permit, handover would fall around August 2028.
