HaYarkon 56, Tel Aviv-Yafo

The Tel Aviv-Yafo municipality approved building permit 20260296 for HaYarkon 56 on 29 July 2026, clearing the way for a residential building of **23 homes**. The plot stands on the corner of HaYarkon Street and HaYarden Street, between Allenby and Trumpeldor, one block inland from the seafront promenade and four minutes on foot from Jerusalem Beach.

Noga Real Estate Development presents the project on its website as a seafront scheme under **TAMA 38/2**, the track of Israel's national outline plan 38 that allows an ageing building to be demolished and replaced by a larger, earthquake-resistant one. Its current rendering, published in April 2025, shows a light-coloured block whose deep balconies, planted along their edges, wrap the street corner. Perforated screen panels sit between the openings, the ground floor is glazed around the entrance lobby and the top floor steps back behind a terrace.

Noga is a family-run boutique developer whose chief executive and managing partner is Siman Shazo. The Elishar family of Jerusalem stands behind the company; Keren Elishar, the family's real estate arm, has built housing for more than 30 years. In Tel Aviv, Noga has delivered Frug 2, Zlatopolsky 29 and the TAMA 38/2 rebuild at Lipsky 12, and its sites at Hankin 3 and Lilien 6 and 8 are under construction.

The developer still lists HaYarkon 56 as coming soon and has not yet published prices or floor plans. The schedule on this page counts 24 months of works from the permit and places delivery in July 2028; the developer has not announced a date.
