HaZohar 21 replaces an ageing residential block in Bavli, one of the quietest pockets of north Tel Aviv, with an eight floor building of 25 apartments. The site sits about five minutes on foot from Park HaYarkon, with Rokach Boulevard and the Ayalon corridor a short drive east. The building permit was approved on 14 April 2026 under TAMA 38/2, the demolition and reconstruction track of Israel's urban renewal framework.
Almi Group, a family owned boutique developer founded in 1981, is both the developer and the general contractor here, which keeps planning and execution under one roof. The company is owned and managed by Ariel and Zvi Almi, states that it works without outside investors or external capital raising, and backs its commitments on every project with bank guarantees. Architecture is by Mushlin Simon Architecture, and the building is specified for green construction.
The apartment mix runs from 2 to 5 rooms across 25 homes, a scale that keeps the address boutique rather than towered. Renderings show a white facade with deep planted balconies on every floor, wooden pergolas shading the upper terraces, glass and mesh balustrades, a landscaped garden wrapping the ground floor, and a roof level terrace on the top apartments.
Bavli reads as a residential enclave: low traffic streets, mature trees, and the Yarkon park system along its northern edge. Kikar HaMedina lies about a kilometre south, Tel Aviv Savidor Central station about a kilometre and a half east, and Namir Road runs north toward Tel Aviv University. On the standard 24 month construction span from permit, delivery falls in spring 2028.
