A boutique building of 17 apartments in Gani Tzahala, northern Tel Aviv
Ir Shemesh 43 stands on a quiet residential street in Gani Tzahala, in the north east of Tel Aviv-Yafo, facing a vegetable garden and surrounded by single-family villas. Zur Invest is replacing the existing two-storey building of 8 apartments with a five-storey boutique block of 17 apartments across roughly 5,000 square metres, under the TAMA 38/2 demolition and reconstruction track. The developer's sales list covers nine of those 17 apartments, two of which are already marked sold.
The mix runs from a 98 square metre four-room apartment to a 202 square metre seven-room garden duplex on the first floor and basement, which carries a 54 square metre private garden. Two penthouses occupy floors 5 and 6, at 138 and 140 square metres, with private roofs of 157 and 148 square metres. The four-room and five-room apartments on the middle floors measure 107 to 118 square metres and carry sun balconies of 12 to 15 square metres, with a work corner built into the plan.
The building is designed to green building standards over an underground residents' car park. Every apartment is sold with a parking space and a storage room registered in its name at the Tabu land registry. Shared areas include a designed lobby, a designed lift and bicycle storage rooms.
Zur Invest, the trading name of Zur Development and Investments Ltd, has developed residential property since 2007 and entered urban renewal in 2009 as one of the early movers on the TAMA 38 reinforcement plan. The Tel Aviv-Yafo local planning committee approved the demolition and reconstruction application, the building permit was recorded on 23 March 2026, and the developer projects completion of construction in December 2029. Preseale pricing announced on 30 September 2023 stood at about 47,000 ILS per square metre.

The project company belongs to Zur Development and Investments Ltd, trading as Zur Invest, which has developed residential real estate since 2007 and entered urban renewal in 2009 as one of the early movers on the TAMA 38 reinforcement plan. It operates across Holon, Ramat HaSharon, Ramat Gan and Tel Aviv-Yafo, buys plots and existing buildings in central Tel Aviv-Yafo, and runs demolition and reconstruction, extension and heritage conservation projects under the Tel Aviv-Yafo conservation plan. The company reports delivering hundreds of housing units. Rami Tzur, a certified public accountant, has led it as chief executive since it started.
Liat Tzur, a certified public accountant with more than 20 years advising companies, was appointed chief financial officer in 2012 and manages corporate finance, including the relationships with the banking institutions behind the projects. Zur Invest lists financial strength as one of its three stated commitments, alongside build quality and shortened schedules.
