The project

Jaffa, the next generation

Acro Real Estate is building 146 apartments in two 15 storey towers at Kehilat Kanada 4, in the Jaffa D neighborhood of Tel Aviv-Yafo. The permit also covers a four classroom daycare at ground level, with protected spaces and adjoining yards, and three underground parking levels holding 283 spaces. Demolition of the existing housing blocks on the site began in July 2026.

This is the largest of three building permits that together deliver plan TA/4466. The plan replaces seven ageing housing blocks at Kehilat Kanada 2 to 8 and Jerusalem Boulevard 203 to 207, where 96 flats and six shops stand today, with 388 homes across seven buildings, plus 40 apartments reserved for long term affordable rental and 16 ground floor commercial units. Preis Architects, led by Maoz Preis, designed the complex, which Acro markets under the name Acro Ave.

The site sits on Jerusalem Boulevard beside the Mahrozet station of the Red Line light rail, which runs every 3.5 to 6 minutes. The Holon Wolfson railway station is 800 m away, and a two way cycle lane along Jerusalem Boulevard reaches central Tel Aviv. Residents get a fitted gym, a manned guard station serving every building, and a private internal park roughly 115 m long that connects the complex to the neighbourhood path network. Apartments run from 2 to 5 rooms, with penthouses offering sea views to the west and the Tel Aviv skyline to the north.

Acro Real Estate is a public company traded on the Tel Aviv Stock Exchange, with residential, office, retail and hotel projects behind it. The company says it targets districts the market has not yet repriced, citing its Florentin Village and Noya on Derech Shlomo developments. South Jaffa now has roughly 2,000 new homes in planning, and the opening of the Red Line together with the upgrade of Jerusalem Boulevard is reshaping the streets around this permit.
