Maapilei Egoz 42, Tel Aviv-Yafo

Maapilei Egoz 42 is a TAMA 38/1 urban renewal project in Neve Chen, on the eastern edge of Tel Aviv-Yafo. The city approved the building permit on 2 July 2026 for 24 new apartments, numbered 33 to 56, added to the 32 existing homes of a block that is being strengthened against earthquakes at the same time. The works also cover renovated facades, a new lobby and a new elevator serving veteran and incoming residents alike.

Prices open at 2,200,000 ILS according to the developer's project page, updated on 2 August 2026. The mix runs from 2 room apartments of 64 sqm to 4 room apartments of 101 sqm, with balconies of 7 to 11 sqm on the fifth and sixth floors, terraces of 56 to 63 sqm on the seventh, and ground floor gardens reaching 64.5 sqm. Five of the 24 homes were already marked sold on that date. Each new apartment carries a mamad safe room, a sun balcony, elevator access and a parking space.

Yehuda Levy Group leads the project with Urban Group as its partner. The group presents itself as a third generation family developer with roots in the 1950s, more than 75 years of building in Israel and thousands of homes delivered, headed today by Avi Levy. Urban Group opened its Neve Chen chapter with NEO TLV at Maapilei Egoz 66, further up the same street. Blumental Architects signed the design, Peninsula Meitav provides the financial escort, and MY SIDE markets the apartments alongside its own investment buyers.

Neve Chen sits between Yad Eliyahu and Kfar Shalem, a low rise quarter of gardens and quiet streets that has become one of the most actively renewed corners of Tel Aviv. Menachem Begin Park and the Ramat Gan Safari are minutes from the door, Menora Mivtachim Arena and the Ayalon Highway at the La Guardia interchange are a short drive, and the developer points to the light rail works under way nearby as the next stage of the area's transport upgrade. Occupancy is expected roughly three years out, on the developer's own published timetable of August 2026.
