The project

A song of serenity and harmony

Mane 4 stands on a quiet street in the southern part of Tel Aviv's Old North, between Masaryk Square and Chen Boulevard, a five minute walk from Rabin Square. The building permit was approved on 18 May 2026 for a full demolition and rebuild under TAMA 38/2, replacing the original walk-up with a boutique residence of 6 floors and 24 homes. Gal Peleg Architects designed the building around a compact white volume, deep balconies on every level, and a setback penthouse floor.

Of the 24 homes, eleven are marketed by the developer. Ten 2-room apartments of roughly 49 sqm are laid out two per floor across floors 1 to 5, each one opening onto a full width balcony. The sixth floor carries a single 191.6 sqm five room penthouse with its own planted roof terrace, already sold. Parking sits below the building, reached by a ramp from the street, and the entrance is set back behind a landscaped garden.

The developer is The City People (Anshei HaIr), a Rotshtein Group company founded by Tel Aviv entrepreneurs and led by founder and CEO Ron Chen. The company runs roughly 60 urban renewal projects across Tel Aviv-Yafo, from pinui binui compounds to demolition and rebuild schemes and preserved buildings. Its parent, Rotshtein Real Estate, has been active in Israeli development for about 70 years and backs each project with full bank financing; City People issued its first bond series in 2023 and raised more than 50 million shekels in its first share offering in 2025.

The address buys the Old North at its most residential. Chen Boulevard's green median starts a block away, the cafes and restaurants around Masaryk Square are a two minute walk, and the Ibn Gabirol shopping and dining strip runs parallel to the east. With the permit in hand, the project follows the standard TAMA 38/2 build cycle: works starting in the second half of 2026 and delivery projected for 2028.
