Olei HaGardom 14-16, Tel Aviv-Yafo

Olei HaGardom 14-16 replaces an 11 apartment building in Ramat HaHayal, in north-east Tel Aviv-Yafo, with a new residential building of 21 homes. The municipality approved building permit 20242217 on 13 July 2026. Yaaz Entrepreneurship & Construction develops the scheme under TAMA 38, Israel's national outline plan for strengthening older buildings against earthquakes, on its demolition and rebuild track.

The developer's sales table sets out the mix. Five room apartments of 126 to 130 sq m occupy the first and second floors; each has a 14 sq m balcony, and most face east, south and west. A six room apartment of 146 sq m sits on the third floor, while two rooftop apartments of 158 and 159 sq m on the fourth floor open onto terraces of about 180 sq m. A three room unit of 62 sq m with a 13 sq m balcony completes the range. Madlan lists the available five and six room homes from ILS 5,600,000 and records a six room sale in June 2026 at ILS 6.65 million, or ILS 45,547 per sq m.

Yaaz credits the design to XS Architects. The project rendering shows two entrances, No. 14 and No. 16, white rendered facades with timber-toned panels, glass balustrades on deep balconies, pergolas over the rooftop terraces and planted beds along the street. The permit adds one basement level.

Yaaz Group pairs a construction company active for more than 55 years, which holds the unlimited G5 classification at the top of Israel's contractor registry, with a development arm it founded about a decade ago for urban renewal. The group reports about 100 urban renewal projects in Tel Aviv and more than 30 occupied TAMA 38 buildings in the city and its surroundings. In Ramat HaHayal, the offices, restaurants and cafes of HaBarzel Street and Raoul Wallenberg Street lie a short walk from the site, and Tzahala and Neve Sharett border the neighborhood.
