Smolenskin 5, Tel Aviv-Yafo

Smolenskin 5 is a boutique residential building of 25 homes on Smolenskin Street, a quiet residential side street in the southern part of Tel Aviv's Old North. The municipal building permit was approved on 9 July 2026. Ben Yehuda Street is a minute's walk from the plot, and Dizengoff Square and Gordon Beach are each about six minutes away on foot.

Geva TLV is developing the project. On its project page the developer lists garden apartments, two, three and four bedroom apartments and a penthouse with a private pool, along with a fully equipped gym, underground parking and private storage rooms. Bar Orian Architects, the practice Gidi and Tal Bar Orian founded in 1990 and known for its preservation and renewal work in central Tel Aviv, designed the building, while Niva Laichter Interior Architecture is responsible for the interiors.

In the rendering filed with the permit, the white building wraps deep balconies around its street corner, with full-height glazing behind slim black railings and perforated screens on the side bays. Angled black columns lift it above a planted front garden, and a slatted canopy shades the upper balconies.

Geva TLV belongs to members of the Geva family: Gil Geva, chairman and co-founder of Tidhar; Guy Geva, chairman of Waxman Group; and Dor Geva, the company's CEO. The company concentrates on boutique buildings in Tel Aviv, and Gordon 32 and Tushiya 5 are among its other projects. With the permit approved in July 2026, the indicative schedule points to works starting in late 2026 and delivery in 2028.
