Amos 31, Tel Aviv-Yafo

Amos 31 stands on a quiet residential street in the Old North of Tel Aviv-Yafo, between Dizengoff and Ibn Gvirol, about five minutes on foot from Kikar Milano and ten minutes from Yarkon Park. Twelve apartments spread across seven residential levels, which keeps the building at boutique scale on a street of low-rise blocks. The developer, Urban Brand, presents it as a new luxury building of 12 apartments at the edge of the Old North.

The project runs under TAMA 38/2, the Israeli urban renewal track in which the existing structure is demolished and replaced by a new building at higher density. Tel Aviv-Yafo approved the building permit on 3 June 2026, under municipal permit file 20240944. Tamir Hatiba Architects designed the building, and Goldfarb Zeligman acts as the developer's legal counsel. No delivery date has been published: the milestone timeline shown here projects works starting in October 2026 and handover in June 2028, both anchored on the permit date.

Urban Brand was founded in 2013 by Matan Sofer and Yoav Dakel Shaprir, and works almost entirely inside the Tel Aviv metropolitan area, in Tel Aviv, Givatayim, Ramat Gan and Ramat HaSharon. By 2021 the company counted roughly 16 projects in planning, marketing or execution. It raised about 72.3 million ILS in its first bond series in June 2025 at an 8.1% coupon, against institutional demand of about 112 million ILS, and completed a 104 million ILS equity offering in January 2026 when it became a public company on the Tel Aviv Stock Exchange.

The renderings released by the developer show a white plaster facade with a timber clad corner, dark louvered screening, cantilevered balconies with planting on every floor, a pergola over the top floor terrace, a landscaped strip along the street frontage and vehicle access under the building. The project is in marketing, and Urban Brand handles sales directly from its office in Basar Tower 3 in Bnei Brak. The same developer is running a parallel TAMA 38/2 building of 12 apartments two doors up at Amos 33, with the same architect.
