Ben Yehuda 215, Tel Aviv-Yafo

Ben Yehuda 215 adds 10 apartments at the northern end of Ben Yehuda Street, in the Old North of Tel Aviv-Yafo. The local planning committee approved building permit 20260443 on 3 May 2026. The project runs on the TAMA 38 strengthening and addition track, which retrofits the existing block against earthquakes and builds new residential floors above it.

The approved rendering shows a white corner building with two street facades. Every residential floor carries a wide glazed balcony behind a glass balustrade, and perforated concrete screens run across the elevations. The top floor is set back behind a planted roof terrace and pergola. At street level, a commercial frontage faces Ben Yehuda, framed by planters that carry the facade greenery down to the sidewalk.

The building stands at the Nordau Boulevard junction, one block west of Dizengoff Street. Milano Square is about 3 minutes on foot, Independence Park roughly 7 minutes south, and both Hilton Beach and the Tel Aviv Port around 10 minutes away. Yarkon Park closes the northern edge of the neighborhood, some 12 minutes up Ben Yehuda. CitySquare puts the average construction year in this section of the Old North at 1960, and neighboring plots at Ben Yehuda 210, 211 and 213 are running TAMA 38 schemes of their own.

The developer is A.P. Avinu Investments Ltd, registered in Tel Aviv-Yafo under company number 516080819 and listed by the Israeli companies registrar as active in project initiation and investment. Works are scheduled to start around September 2026, with the structure weather tight in mid 2027 and delivery projected for spring 2028. Apartment typologies, prices and sales contacts have not been published; the permit was granted in May 2026 and marketing has not opened.
