HaAmoraim 11-13, Tel Aviv-Yafo

HaAmoraim 11 rises in Neve Avivim, one of north Tel Aviv's most established residential neighborhoods, within a short walk of Ramat Aviv Mall and Tel Aviv University. The building delivers 34 new homes and forms part of the wider HaAmoraim 11-13 development, a 64-home urban renewal project spread across two eight-story buildings.

The project is built under TAMA 38/2, Israel's urban renewal track that fully demolishes aging 1970s housing and replaces it with new, code-compliant construction. It is led by Bait VeGag, founded in 2010 and today one of Israel's leading urban renewal developers, running dozens of demolition and rebuild and evacuation-construction projects, with shares listed on the Tel Aviv Stock Exchange.

Architecture is by Auerbach Halevy, an established Tel Aviv practice. Every apartment includes a reinforced safe room, and the eight-story building is served by an elevator, standards the earlier walk-up stock on the street never offered. The design carries the character of Neve Avivim into a contemporary residential envelope.

The building permit was approved in June 2026, clearing the path to construction. Homes are scheduled for delivery in 2028. Sales are handled directly by Bait VeGag on its central line, *9009.
