Jabotinsky 45 replaces a twelve-apartment block in the Old North of Tel Aviv with a new six-storey building of 19 homes. The permit was approved with conditions on 6 May 2026 under TAMA 38/2, the national demolition and rebuild track for urban renewal. Layouts run from 3-room to 5-room apartments, with a penthouse set back behind a shaded roof terrace on the top level. Every apartment in the approved plan opens onto a sun balcony.

The address sits in the northern part of the Old North, between Dizengoff Street and Ibn Gabirol, with Arlozorov a five-minute walk south and Nordau Boulevard a short walk north. Cafes, restaurants and bars fill the surrounding blocks, and the seafront, Independence Park and Yarkon Park are all reachable on foot. Second-hand apartments in the neighborhood changed hands at an average of 49,400 ILS per square metre across 81 recorded transactions, according to CitySquare's neighborhood analysis.

Oracle Real Estate Development has built in the Dan region since 2008, when Adi Raisner, Gadi Zilberberg and Ofer Raisner founded the company. The 2025 Urban Renewal Index lists 31 Oracle projects: 11 delivered and occupied, 6 under construction and 14 in planning, and it ranks the company first among developers active in Givatayim. Construction runs through the group's own building arm, and CPSL Architects with Asaf Shaul signed the design for Jabotinsky 45.
