Onkelos 9, Tel Aviv-Yafo

Onkelos 9 rises in the Bavli quarter of north Tel Aviv, a quiet residential enclave named after the sages of the Babylonian Talmud and set just south of the Yarkon River. The address places 28 new homes within a short walk of Ganei Yehoshua (HaYarkon Park), Rokach Boulevard and the cafes at the northern end of Ibn Gabirol, in one of the greenest and most established corners of the city.

The project is a boutique residence of 28 apartments delivered under TAMA 38/2, Israel's demolition and reconstruction track: the existing 12-unit building is taken down and replaced by a single new structure built to current seismic and safety codes. Architectural renderings show a white, Bauhaus-influenced facade with full-width private balconies on every floor, floor-to-ceiling glazing, a landscaped ground-floor garden and a set-back rooftop penthouse crowned by a wraparound terrace.

The developer is Bait VeGag, founded in 2011 and listed on the Tel Aviv Stock Exchange since 2022. The company holds a portfolio of more than 60 urban-renewal projects and roughly 6,300 homes across the Tel Aviv metropolitan area, Gush Dan and the Sharon, giving buyers at Onkelos 9 the backing of one of Israel's larger reconstruction specialists.

The building permit was approved in May 2026, with works scheduled to begin in the following months and delivery projected for 2028. Legal representation for the residents is handled by the Yariv Bar-Dayan Law Office.
