The project

HaShisha Asar 1, Jerusalem

Jerusalem approved plan 101-1126663 on 16 June 2026 for a mixed use building of 105 homes at HaShisha Asar 1, on the corner of Moshe Dayan Boulevard in Pisgat Ze'ev. The plot covers 2.9 dunams beside the Red Line of the light rail. A single storey commercial building stands there today and comes down under the plan. In its place the approved building rises 18 floors, 15 of them residential above a three floor podium. Nissanov Bniya filed the plan and Alexander Ostrovsky Architects drew it.

The podium carries about 3,700 sq m of shops and workspace, and the plan reserves some 500 sq m for public facilities, including a pensioners club, a library and a Tipat Halav family health clinic. About one dunam of the site stays open as green space, crossed by a pedestrian passage. The rendering filed with the permit shows rounded sun balconies on every residential floor and a glazed retail frontage along the boulevard.

Pisgat Ze'ev is the largest residential neighbourhood in northern Jerusalem, and Moshe Dayan Boulevard is its spine. The Red Line runs along it south to Ammunition Hill, the city centre and Mount Herzl. Pisgat Ze'ev Mall and the neighbourhood services centre sit on the same boulevard, Neve Yaakov lies directly north, and the Mount Scopus campus of the Hebrew University is about 4 km south.

Construction has not started. The timeline on this page is anchored on the approval of 16 June 2026 and follows the standard Israeli sequence: the appeal window closes around September 2026, works start around October 2026, the structure reaches weather tight cover in mid 2027, and handover falls in June 2028. Nissanov Bniya has not published a sales page, a price list or an apartment mix for this building, so typologies and prices are not listed here yet.
