The project
Rabbeinu Gershom 41, Jerusalem
Rabbeinu Gershom 41 replaces an eight apartment building in central Jerusalem with a new residential building of **19 homes**. Jerusalem's planning authorities approved the permit, file 101-1282706, on 23 July 2026 under **TAMA 38/2**, the national track that lets owners demolish an older building and rebuild it to current earthquake standards with added floors. The developer, Hutzot Yerushalayim, lists 2,220 square metres of residential floor area for the scheme, plus 75 square metres of commercial space and public open space at street level.
The site sits on Rabbeinu Gershom Street in the **Bar Ilan** area, on the western edge of the Bukharim Quarter, which was founded outside the Old City walls in 1891. Bar Ilan Street, one of the main roads of north central Jerusalem, is two minutes away on foot. Kikar Shabbat and the Geula shopping streets lie about 700 metres to the south east, and Mahane Yehuda Market is about 1.1 kilometres to the south.
The permit drawings show a slender building clad in light stone, with projecting balconies on the street and side facades and upper floors that step back to form terraces. The developer's rendering adds dark metal railings, planted balconies and large glazed openings on the lower floors facing the street. The sections filed with the permit place the entrance lobby at street level, with several levels below ground and an elevator core running the full height of the building.
**Hutzot Yerushalayim** is an independent urban renewal developer that works in Jerusalem and handles both development and construction in house. Its projects total 700 homes replacing 355 existing ones, among them Gamul 6, One Paran and Elasa 6. Anchored on the July 2026 permit date, the standard Israeli sequence places the start of works around November 2026 and handover around July 2028. The developer has not yet published its own schedule, a price list or the apartment mix for this address.
