The project
Shmaryahu Levin 9, Jerusalem
Jerusalem approved the building permit for Shmaryahu Levin 9 on 16 June 2026 under file 101-1282235. The permit covers the demolition of the building standing on the plot and the construction of a new residential building in its place. The renderings filed with the permit show a slim tower clad in Jerusalem stone, with planted balconies recessed into the street facade on every residential floor. Full height glazing wraps the corner above a glazed ground floor, and a timber pergola shades the set back top floor terrace.
The address sits at the Mount Herzl end of Shmaryahu Levin Street, in Kiryat HaYovel in southwest Jerusalem. The Shmaryahu Levin light rail stop stands 60 m from the door, Kiryat HaYovel West 370 m away and the Mount Herzl interchange 450 m away. Mount Herzl National Memorial and Yad Vashem both lie about 550 m from the plot. Hadassah Ein Kerem Medical Center is 2.6 km to the southwest and Malha Mall 2.3 km to the southeast.
Kiryat HaYovel is one of the neighbourhoods Jerusalem is rebuilding along its light rail corridor. N12 reported in January 2022 that roughly 2,500 homes in the neighbourhood were already under construction or held final approval, with several thousand more expected over the following two decades, and that three light rail stops serve it: Shmaryahu Levin, Kiryat HaYovel West and Henrietta Szold East. The same report put prices between 22,000 and 24,000 shekels per square metre in the southern part of the neighbourhood and between 26,000 and 30,000 shekels in the north.
Construction has not started. The timeline below is anchored on the permit date of 16 June 2026. On the standard Israeli sequence, the appeal window closes around September 2026, works begin around October 2026, the structure reaches weather tight cover in mid 2027, finishing works run through early 2028, and handover falls in June 2028. These milestones are calculated from the approval date. The developer has not published a schedule of its own. No sales site, price list or apartment mix has been released for this address yet, which is the normal picture at this point in the cycle, because an Israeli permit is often approved months before a developer opens sales.
