The project
A boutique building of 17 homes on a tree lined Tel Aviv boulevard
Seventeen homes are planned for the corner of David HaMelech Blvd and Dubnov St, in the southern section of the New North quarter of Tel Aviv. The Tel Aviv building file for the plot, 20260287, carries the amended architectural plan for the scheme, which replaces the existing block with a boutique residential building under the TAMA 38 demolition and reconstruction track. The plot stands three minutes from Ibn Gabirol St and five minutes from Rabin Square, on a boulevard that runs from the Rabin Square end of Ben Gurion Blvd east toward Weizmann St.
Nitzanim develops and builds in house, carrying a project from land purchase through architectural planning, site management, sales and occupancy under one roof. The company works in Gush Dan, the Sharon, Holon, Bat Yam, Rishon LeZion and Netanya, and its specialism is urban renewal: strengthening under the TAMA 38 regulations, pinui binui schemes, and the rehabilitation of buildings declared dangerous. The group states that every one of its projects is accompanied by bank financing from Israel's largest banks. Blumenthal Dressler Architects designed the building, with S.A.G. Hoshen recorded as a development partner on the scheme.
The published specification sets the finish level for the shared areas. It calls for a wide entrance lobby with graded flooring and wall cladding, finished lobbies on every floor in marble, ceramic or stone, renewed staircases and railings, an elevator at every building entrance, and a facade combining durable stone cladding with coloured render. The ground floor is fully developed and carries its own irrigation system and low-consumption lighting across the shared areas. The rendering published by the developer shows private balconies on each residential level and a set-back upper floor with pergola-shaded terraces.
The address sits inside the civic and cultural core of central Tel Aviv. Tel Aviv City Hall and Rabin Square are a five minute walk west, the Tel Aviv Museum of Art stands ten minutes south on Sderot Shaul HaMelech, and Ichilov, the Tel Aviv Sourasky Medical Center, is eight minutes east on Weizmann St. Kikar HaMedina and its retail frontage are a quarter of an hour on foot. The project is in planning and in marketing; apartment plans and pricing have not yet been published.
